BUYER'S COST ESTIMATE INSTRUCTIONS

1. OWNER'S TITLE INSURANCE PREMIUM: $100.00 for the 1st $1,000 and $3.50 for each additional $1,000 or portion on the sales price (minimum $150.00).

2. CLOSING FEE: $200.00 and up, depending upon size and complexity of the transaction.

3. WARRANTY DEED, RECORDING FEE: $5.00 per page (minimum $10.00).

4. WARRANTY DEED, STATE TRANSFER TAX: $.37 per $100.00 on sales price or major fraction thereof plus $3.00 Clerk's Fee.

5. PRORATIONS, COUNTY TAXES: Reduce to a daily rate & multiply by days elapsed in the calendar year.

6. HAZARD INSURANCE: If new loan obtained, first year's premium must be paid at closing.

7. CITY TAXES: Reduce tax to a daily rate. If closing prior to 6-1 multiply by days elapsed in calendar year & add to total. After 6-1, multiply by days remaining in calendar year & subtract from total.

8. LOAN TRANSFER CHARGE: Minimum $125.00 Non-Qualifying FHA & Minimum $500.00 Qualifying FHA Loans.

9. ESCROW ACCOUNT - NEW CITY TAXES: Count the number of months since the last June 1st to & including the month of closing. Add one month & multiply by the amount of tax per month. Varies by municipality.

10. COUNTY TAXES: Count the number of months since the last December 1st to & including the month of closing. Add one month & multiply by the amount of tax per month.

11. HAZARD INSURANCE: Insert the amount of two months premium.

12. FHA INSURANCE: Generally total premium for life of loan is paid at closing and amount is used to establish loan amount.

13. Document Preparation Fee: $200.00 and up, depending on the volume of lender documents required.

14. ATTORNEY'S FEES: For preparation of papers, varies usually from $200.00 up.

15. SURVEY APPRAISAL, APPLICATION: Survey varies but average about $175.00. Credit Report and Photos approx. $50.00. Appraisal fee approximately $275.00.

16. LOAN ORIGINATION FEE: Figure l% of the amount of the loan.

17. RECORDING TRUST DEED: $5.00 per page(minimum $10.00).

18. STATE TRANSFER TAX: $.115 per hundred on the amount of the loan over $2,000.00 plus $3.00 Clerk's Fee. (First $2,000 exempt from tax).

19. MORTGAGEE'S TITLE INSURANCE: $100.00 for the first $1,000.00 plus $3.50 for each additional $1.000.00 or portion on the loan amount (minimum $150.00). If owner's insurance is written, then Mortgagee's Premium is only $50.00 regardless of amount, so long as purchase price is more than loan amount (minimum $150.00).

20. ELECTRONIC DOCUMENT PRINTING FEE:$45.00 and up, depending on the size and complexity of the closing package.

21. COURIER/DELIVERY FEES: $40.00 and up, depending on number of deliveries required.

 

SELLER'S COST ESTIMATE INSTRUCTIONS

1. SEARCH: The cost is a minimum of $125.00 plus $5.00 for each instrument.

2. CLOSING FEE: $200.00 and up, depending upon size and complexity of transaction.

3. DOCUMENT PREPARATION FEE: $200.00 and up, depending on number and complexity of documents.

4. ATTORNEY'S FEES: For preparation of the papers varies usually from $200.00 up.

5. REAL ESTATE COMMISSION: BY agreement of the seller and his or her realtor (Generally 6-7%), plus administrative fee of $150.00 charged by a few realtors.

6. LOAN TRANSFER CHARGE: Made by the mortgage company for transferring the loan from the seller to the buyer. Usually $125.00 on non-qualifying FHA & $500.00 on qualifying FHA.

7. NEW LOAN DISCOUNT: Generally one to three percent of the loan.

8. RECORDING TRUST DEED: May be applicable to the seller when he accepts a purchase money note from the buyer and cost $5.00 per page (minimum $10.00).

9. STATE TRANSFER TAX: On the above, trust deed is paid only on that amount in excess of $2,000.00 at $.115 per hundred on the excess, plus $3.00 clerk's fee.

10. PREPAYMENT PENALTY: On Conventional Loam, check with the mortgage company. Does not apply to VA or FHA Loans.

11. ACCUMULATED INTEREST: Accrued interest since date of last payment; on FHA loans, must pay interest to the next first of the month.

12. TERMITE INSPECTION REPORT: Generally required on new loans, cost varies.

13. COURIER/DELIVERY FEES: $40.00 and up, depending on number of deliveries required.
