All persons who own real estate in Bienville Place are
automatically members in the Association. Voting rights are on a per lot basis (one lot,
one vote), provided the annual dues have been paid.
The will of the majority of the members shall constitute the action of the Association. Annually, the Membership elects the Architectural Review Board and Board of Directors. These elected officers are subject to the Association -- none of the Boards acts shall conflict with the Association. Additionally, a majority of owners can change the Protective Covenants or Bylaws. The Membership is also under the obligation of the Association to maintain the common areas: entry fence area, sign, islands, and other property. Dues paid to the Association by property owners cover the costs of repairing and maintaining common properties. The dues, currently set at $75, are payable in advance and are due on or before January 31 of the dues year. If you purchase your property after June 30, the dues are prorated to $37.50. |
